Rent is always to be paid in advance and on the day it is due. It is our standard practice to deduct rent via a direct debit system. There is no charge for this service but if funds are unavailable your bank may charge a fee. It is the tenants legal responsibility to pay rent as agreed - any variations can result in eviction and will affect your ability to rent in the future plus being recorded on your credit history. Please keep track of when your rent is due - this is your responsibility. If you do need to alter the date on a direct debit please phone at least 48 hours before it is to be debited. Permanent changes will need confirmation in writing (see below).

As part of our ongoing service we are required to carry out routine inspections of all properties under our management on a regular basis. These inspections are done to ensure the condition of the property is maintained to benefit both you and the Landlord. We hold keys for all our properties and we ensure the property is secure when we finish. These inspections take place 6 weeks after the start of the lease and then continuing every 4 months. You will receive written notice in advance of when we will be doing our inspection.
It is your responsibility to have gas, telephone and electricity connected in your name and the account finalised and disconnected when you leave.

The condition report must be checked, signed and returned to our office within 2 days to be valid under the terms of The New Residential Tenancy Act. You keep one copy for your own reference.
On collecting your keys you will receive one copy of your lease agreement. If further copies are needed, they will be at a service fee charge of $5.00.
Only those people who have signed the lease are allowed to reside at the property on a permanent basis. If a new tenant wishes to replace an existing tenant our office must be informed before occupation so we can approve the application and put them on the lease. This protects you as well as the property owner.
If you are having difficulty in paying your rent always contact us to discuss the problem before it results in unpleasant action.
It is very important you notify us of any change of employment and change of phone numbers.
We will assist tenants to find new tenants to take over an existing lease under the following conditions:
Please take care of the property - as anything above fair wear and tear will have to be fixed at your cost. For repairs and emergencies please contact our office on 6224 0823 or use the rental repairs request form, which is located on the left hand side of this page. Enter in the details of the problem and we will arrange for tradesmen to attend. After hours you will be directed to a mobile number to phone on trying the office number.
As covered in the Residential Tenancy Agreement the following are tenant's responsibilities and the tenant must be aware that any work done will be at their own cost.
If you are locked out this is your responsibility so please keep a spare key for emergencies! We are unable to assist out of normal business hours.
These are refunded only after the keys are returned, carpets have been cleaned and a final inspection has been carried out. Any extra cleaning, gardening, replacements or repairs will be deducted from the deposit - so please leave everything in excellent order.
All people residing in the property whose names are on the lease are equally responsible for the rent and upkeep of the property. This applies even if only one tenant is causing a nuisance.
